1. Define Your Goals and Budget

Knowing exactly (or very close) what you want to do is your first step.  The clearer your goals are, the better you’ll be able to explain this to the contractor and have a meaningful first consultation. Are you renovating your kitchen, bathroom, or basement? How about installing new windows, doors, or even some exterior work? Defining the scope of work will help you find a contractor with the right expertise.

And ideally you should try to have a sense of what these renovations will cost, and have a realistic budget for your project. Unfortunately, sometimes you can be overwhelmed by this. Most remodeling TV shows never provide an actual cost for the projects they show. A lot of these shows will only provide costs on labour. And most of these shows will have the majority of the materials used provided to them at no cost – in exchange for advertising.

It’s very important to do your research. We know that lots of clients have had numerous estimates for various projects inside and outside of their home. And it isn’t uncommon to have pricing all over the map! It is very important to ensure that each estimate that you receive is offering the same services – For example: Does the estimate include the contractor supplying all materials, or is it labour only? Does it include things like, demolition, delivery, garbage removal, etc. If these things aren’t outlined clearly in your original estimate – ASK!!!

2. Get Some Recommendations

Hearing from people who’ve had firsthand experience with a contractor is invaluable. Ask friends, family, and neighbours who have recently completed renovation projects about their experiences. Did the contractor deliver quality work? Were they professional and communicative? Did they leave a clean jobsite at the end of every day?

Sometimes neighbourhood social media groups and community forums can provide valuable feedback on a contractor’s performance. Avoid all contractors who “work for cash”, and don’t charge GST, or have a registered business! Don’t forget to check Google reviews, and the BBB website!

3. Check Credentials and Experience

A reliable contractor should be experienced, and carry proper liability insurance. A lot of clients will ask us if we are a “licensed” contractor. Unfortunately, there are no licensing requirements in the province of Manitoba for a general contractor/renovation company. What this means, is that “anyone” can open up a contracting business in Manitoba – experience or not… Pretty scary! And that also explains why there are so many “fly-by-night” contractors out there… All Canadian Renovations President – Curtis Breslaw – currently sits on a committee with the Manitoba Home Builders Association (MHBA) that is advocating for the Manitoba government to implement a contractor licensing bureau. It is a long uphill battle!

Some contractors will tell you that they are indeed “licensed” – but the loophole here is they may be a business that is “licensed” in the Province of Manitoba – but they are not a “licensed” contractor.

Certain specialty trades are required to be licensed. Electricians and plumbers MUST be licensed by the province of Manitoba in order to be able to pull permits for the work they do, and also to maintain their status as a specialty trade.

Liability insurance, as well as coverage from WCB is critical! It can protect you (and your contractor) in case of accidents or property damage during the project. Experience matters, too. Look for contractors who specialize in the renovation you are wanting, and have completed similar projects. A contractor with a solid track record is more likely to deliver quality work and handle any challenges that arise.
